My experience with selling homes without a realtor. 


My husband and I have sold eight homes without a realtor in the last 15 years. How did we do it? 

When we needed to sell our first home, everyone we knew suggested hiring an agent. Many realtors were recommended to us. Friends and family led us to believe that that was the only way to sell a home. After doing some research, we decided we should try to sell the home ourselves. We wanted to try!
Back then, KSL classifieds were the only local marketing venue online. It took us about two months to sell our home and the paperwork wasn't as bad as we were led to believe. Since then, it has become easier to sell our homes and with social media marketing, it is even easier than before!

Last month we sold our eighth home on our own and it only took us three weeks! Because we sold it without an agent, we saved ourselves over $18,000. The money we saved is the biggest motivation to sell on our own. We are due to close the first week in December and are so excited to move into our new home.

Here are some quick tips we have put together to help you get started!

Tip # 1 Get your house ready to sell
Deep clean your home and put away clutter. Takedown excess pictures, posters, and home decor. Consider doing a "mini-lift" i.e. replace countertops, freshen up paint, clean carpets and give it curb appeal.

Tip # 2 Assess the value of your home
Check listing services like Zillow, your local MLS, and Realtor.com. Search for homes with similar sq footages, locations, and features (i.e. bedrooms, bathrooms, lot size, etc.)

Tip # 3 Take photos of your home
If you don't have access to a DSLR camera, consider hiring a photographer. Pictures taken with a cell phone can be grainy and look unprofessional. You want to showcase the best features of your home.

Tip # 4 Advertise/list home on the internet
Two approaches can be taken at this point. One is to utilize marketing opportunities that are free such as Facebook Marketplace, yard sale pages, Zillow, and word of mouth. The other is to use a professional flat rate listing agency.
 
Is selling a home without an agent hard? No, but it does take consistent work and patience! Patience is key. Don't get overwhelmed. Do your research and remember that hard work pays off!
